General Rules

These terms and conditions may be amended from time to time

Security deposit, €2000 charged to client’s credit card by the owner or paid in cash before/upon arrival and refunded two weeks after departure, subject to full inspection.
Arrival time, between 3.30 p.m. and 7.30 p.m. Arrivals after 7.30 p.m. are available on request only at an extra cost of €100 to be paid upon arrival.
Departure time, 9.30 a.m. End of stay cleaning is included. However, guests are required to leave the accommodation tidy. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
Energy costs and Heating costs are included. Linen & towels include change of bed linen every 3 days and daily change of towels if necessary. Pool towels are changed twice a week.

Changeover day: Saturday. All other changeover days on request.

Minimum stay: 7 nights. All other durations on request.

Internet access: Wi-Fi internet access included.

Pets welcome? Yes. Small size only. Smoking allowed? Outside only.

Tax
Italian Visitors Tax payable locally in cash (typically costs €3 per adult per night). Please enquire if exact amount is required). Insurance
Guests are required to be in possession of a valid insurance policy, which covers them for cancellations, personal belongings, personal liability, and any accidental damage caused during their stay.

Pool opening dates
The pool is open approximately mid-April to end-October. Please note that pool opening dates are subject to local weather conditions and pool maintenance requirements and that cooler months may not be suitable for swimming.

Other Ts and Cs
Please note that published rates are only valid for the current year. Any bookings for subsequent years will be on request only and correct rates will be confirmed at the time of booking. Please note that your booking will only be valid after confirmation from property manager. All kind of parties in the Villas must be authorized by the property manager and need a previous written communication.
